Off-Plan or Ready Property in Dubai? How to Choose the Right One

By Ahmed Moawad · Real Estate Sales Trainer, Dubai ·

The Short Answer

Choose off-plan if you don’t need the unit now and prefer to pay in instalments; choose ready if you need to live in it or rent it out straight away. Decide by your goal and timeline first — then pick the area, project and developer.

Most buyers in Dubai start with the wrong question: “Which one is cheaper?” The better question is: “Which one fits my goal and my timeline?” After more than 13 years on the developer side and the broker side, this is how I explain the difference to buyers — simply.

What “Off-Plan” Really Means

You buy the unit directly from the developer before the building is finished. You pay in instalments according to the developer’s payment plan, and you receive the keys at handover — usually months or years later.

What “Ready” Means

The building is complete. The ownership is transferred to you at the Dubai Land Department, and you can move in or rent the unit out straight away.

How Your Money Is Protected When You Buy Off-Plan

Dubai has a specific law for this: Law No. (8) of 2007 Concerning Escrow Accounts for Real Estate Development. Under this law, a developer who wants to sell units off-plan must open an escrow account for the project with the approval of the Dubai Land Department, and buyers’ payments go into that project account.

Practical rule: always pay into the project’s escrow account — never into a personal account, and never in cash to an individual.

When Off-Plan Usually Fits Better

  • You don’t need the unit right now.
  • You prefer to spread your payments over time.
  • The developer has a clear record of delivering projects.
  • You are comfortable waiting until handover.

When Ready Usually Fits Better

  • You need to live in the unit or rent it out now.
  • You want to see exactly what you are buying — the view, the finishing, the community.
  • You don’t want to depend on a future delivery date.

5 Questions to Ask Before You Book

  1. Who is the developer, and what have they already delivered?
  2. Is the project registered, and is the escrow account in the project’s name?
  3. What exactly do the payment plan and the handover date say in the contract?
  4. What service charges should you expect after handover?
  5. Are you dealing with a licensed developer or a licensed brokerage?

The Bottom Line

Neither option is “better” for everyone. The right choice depends on why you are buying and when you need the property. Decide that first — then choose the area, the project and the developer.
