Developer Sales Teams vs Brokerage Teams: Why They Need Different Training

By Ahmed Moawad · Real Estate Sales Trainer, Dubai ·

The Short Answer

A developer’s sales team sells to brokers first, so it needs to bring in new brokerages, keep brokers active, run the broker + client meeting and master the 3-way close. A brokerage team lives on calls, leads and follow-up, so it needs qualifying, cold calls, follow-up, many lead sources and closing by buyer type — both on top of the same market knowledge.

It is easy to book one “sales training” for every team. But a developer’s sales team and a brokerage team do different jobs every day.

I have worked on both sides: at developers, at brokerages, and as a sales manager leading a team of about 35 agents. That is why I built two separate tracks, on the same standard.

What Both Teams Need

  • Know the market: Dubai and Abu Dhabi maps, key areas, developers, pricing and booking.
  • Know the country: how the UAE was built, and 20 years of market ups and downs.
  • Why the UAE wins: safety, lifestyle and returns compared to other global cities.
  • Closing: the common mistakes, and how buyers think.
  • AML made simple: what every agent must know.

What a Developer Sales Team Needs

A developer’s team doesn’t only sell to clients. It sells to brokers first.

Many people who have worked at a developer for a year or two still don’t know how to deal with brokers: how to respect them, teach them the project the right way, and keep them selling it. That is why I built a special module for developer teams. I delivered it at Sobha, Azizi, Samana and Peace Homes.

From the field

My advice to any new developer agent: don’t sit in the office. Every day, knock on the door of every brokerage around you. You need at least 500 brokers, because out of those 500, maybe 20 will actually close.

So a developer team should learn:

  • How to present the project and tell the company’s story, clearly and without filler.
  • How to bring in new brokerages, and keep brokers active and loyal.
  • How to run the broker + client meeting from start to finish, and spot serious buyers.
  • The 3-way close: developer + broker + client.

What a Brokerage Team Needs

A brokerage team lives on calls, leads and follow-up. It is a numbers game, and the team must understand the numbers.

From the field

Say you make 200 calls a day. About 150 won’t answer. About 40 aren’t interested. About 10 are left. Multiply by 30 days, and you have around 300 qualified leads a month. To close one, two or three deals a month, that is enough. This isn’t theory. I did it.

From the field

Your old clients are your biggest asset. A client you sold to years ago may buy his next property from a new agent, just because you stopped saying good morning, happy Eid, happy new year. Stay in touch.

So a brokerage team should learn:

  • How to spot real buyers and stop wasting time on window shoppers.
  • Cold calls that open real conversations, and the questions that reveal a serious buyer.
  • Follow-up that turns into deals, and keeping in touch with old clients.
  • Getting leads from many sources. I teach 13 proven lead sources, so the team never depends on one channel.
  • Closing by buyer type and nationality.

How to Choose

If your team works for a developer and sells through brokers, choose the Developer Track. If your team finds clients and serves them directly, choose the Broker Track. Both are delivered live, in person, at your office.

The Bottom Line

Same market, different jobs. Train each team for the job it does every day, on top of the same strong market knowledge.
