Is Dubai's Property Market Crashing? What the Official Numbers Say
Latest official figures show a record AED 917 billion in 2025 and AED 252 billion in Q1 2026 (up 31%), with no official sign of a crash in them. No official total for the months after the war has been published yet, so decide by area, budget and timing.
Since the war in the region began in 2026, the same question keeps coming from buyers in London, Mumbai, Toronto and Berlin: “Has the Dubai property market crashed?” Social media gives loud answers in both directions. Here are the official numbers, in plain words.
Why People Are Asking Now
When the war started, headlines and videos spread fast. In our own research of Google searches in November 2026, phrases like “Dubai property market crash” and “Dubai property prices after war” were rising in the UK, India, Canada and the Netherlands. The same question appears in German, Italian, French, Russian and Arabic.
Fear is normal. But a decision about your money should rest on registered data, not on a viral clip.
The Official Numbers
These are total real estate transactions in Dubai (sales, mortgages and other registered deals):
| Period | Value | Transactions | Source |
|---|---|---|---|
| Full year 2025 | AED 917 billion (a record) | 270,000+ | Dubai Media Office |
| Q1 2026 | AED 252 billion (up 31% on Q1 2025) | 60,303 | Dubai Land Department |
What these official numbers show, and what they do not:
- 2025 was a record year, and Q1 2026 was 31% higher in value than Q1 2025.
- Dubai Land Department has not yet published an official total for the months after the war started. As soon as official figures are released, this article will be updated.
So What Really Happened? A Slowdown, Not a Crash
The pace slowed after the war began. Some buyers paused, and some decided to wait and watch. That is a slowdown.
A crash looks different: deals stop, buyers disappear, and banks stop lending. The latest official numbers above show no sign of that. For the months after the war, wait for the official total before you believe any headline, in either direction.
What About Prices?
Here I will be honest with you. I could not find an up-to-date official price index for 2026. Private research companies publish their own price indices, and they do not agree. Some show small declines, others show prices flat or slightly higher.
What this means in practice:
- Do not trust one number for “all of Dubai.” Prices move differently by area, by building and between off-plan and ready.
- The resale market is where you are most likely to find sellers ready to negotiate.
- Before you make an offer, ask for recent registered sale prices in the same building or community.
What This Means If You Want to Buy
- Negotiate on facts. A slower market gives a serious buyer more room, especially in resale.
- Check the developer, not only the price. Look at their delivery record and make sure the project is registered and has an escrow account. Read: Questions to Ask a Developer Before You Book.
- Do not buy out of fear, and do not buy because of an “offer.” Buy when the unit fits your goal, your budget and your timeline. If you are unsure between off-plan and ready, read: Off-Plan or Ready Property in Dubai?
How I See the Market From the Inside
I train real estate sales teams at developers and brokerages across the UAE: more than 9,000 professionals in 80+ companies over 13+ years. After the war, the questions in the training room changed, and buyers became more careful. But the work did not stop. My view:
“The market is still working, and demand keeps coming from inside the UAE and from abroad. People who buy here are not just buying an apartment. They are buying into a strong country, its economy, its government and a vision that looks 50 years ahead, not a plan for one day. You can see it in the deals registered every day. Every global crisis has taught us the same thing: a decision made only out of fear is rarely the right one.”

The Bottom Line
The latest official numbers show a record 2025 and a strong Q1 2026, with no official sign of a crash in them. Official totals for the months after the war have not been published yet, and this article will be updated when they are. If you are thinking of buying, the questions that matter are about your area, your budget and your timing, not the headlines.
If you want a second opinion before you decide, I offer a free property consultation based on my experience as a trainer. Any purchase is then completed through a RERA-licensed brokerage.

Frequently Asked Questions
Is it safe to buy property in Dubai in 2026?
The latest official figures show an active market: 60,303 real estate transactions worth AED 252 billion in Q1 2026, according to Dubai Land Department. Safety in practice comes from how you buy: a licensed brokerage, a registered project, and payments into the project's escrow account only.
Are Dubai property prices falling?
There is no up-to-date official price index for 2026. Private research firms publish their own indices, and they disagree: some show small declines, others show prices flat or slightly up. Look at recent sale prices in the exact building or area you want.
Is now a good time to negotiate?
When the market is slower, sellers are usually more open to offers, especially in resale. Negotiate on facts: recent sale prices in the same building, the unit's condition, and how long it has been listed.
Where do these numbers come from?
Only from official sources: the Dubai Land Department and the Government of Dubai Media Office. Each number in this article links to its source. When official totals for later months are released, we will add them.
